Find out about the Electrical Safety Standards in the private rented sector (England) regulations

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 help keep your property safe. These rules apply to new tenancies from 1 July 2020 and to all existing tenancies from 1 April 2021.

Why is this important?

Keeping electrical installations safe in your rental property protects your tenants and your property. Here's what you need to do:

  • Get an Electrical Installation Condition Report (EICR) at least every five years. Do it sooner if the report says so.
  • The report must be done by a qualified and competent person.
  • If asked by Torbay Council, send a copy of the report within seven days.
  • Share with Tenants
    • Before a new tenancy starts.
    • Within 28 days for current tenants.

If the report identifies any C1, C2 or FI faults, you must:

  • Carry out the work necessary to correct these within 28 days, or sooner if the report says so.
  • Show certificated proof of the completed work along with the original report.

We will check if the electrician is qualified. If not, we will ask for their qualifications.
