Here are some key points on energy efficiency for HMO landlords:
Minimum energy efficiency standards (MEES): All rented homes must have an Energy Performance Certificate (EPC) rating of E or higher, unless they are exempt.
Landlords don’t have to spend more than £3,500 (including VAT) to improve energy efficiency. If it costs more, you can apply for an exemption.
If work would damage the building (e.g., wall insulation), you can apply for an exemption.
You don’t need an EPC if your property has shared bathrooms or kitchens and tenants rent separate rooms. An EPC is only needed if the house is sold, rented as a whole unit, or divided into separate flats.
Grants like the Energy Company Obligation (ECO) or council schemes can help with costs.
If grants don’t cover everything, you’ll need to add your own money (up to the £3,500 limit).
